Rental registrations.

Protecting our community and making it safe for Green Park Villages residents is critically and important to us.

The owner of the apartment are responsible for registration. The tenant must give their details to the owner, the registration is valid for the rental periode. See registration form below.
GREEN PARK VILLAGE SITE RULES
This document is a compliment to the Green Park Village (GPV Management Plan). For general pool rules please see signs posted around the complex. Owners renting out their property are responsible for their renters and to make sure they are informed about the site rules.

IT IS UP TO THE OWNERS TO MAKE SURE THAT THEIR RENTERS FULLY UNDERSTAND THE RULES OF THE COMPLEX.

  • Follow the pool rules, they are put in place to ensure a clean and secure pool for everyone. Be aware we do not have a safety guard around the pool.
  • Do not complain directly to maintenance company staff. ANY COMPLAINTS SHOULD BE DIRECTED TO THE COMMITTEE.
  • No pets allowed in the GPV complex.
  • You are encouraged to use the outside shower before swimming in the pool.
  • Bottles and glasses around the pool are prohibited. Plastic bottles / glasses or cans are acceptable. (Please TAKE AWAY your personal litter).
  • Noise levels should be kept at a minimal specifically before 8:00 am and after 11:00 pm and between 8:00 am and 11:00 pm. NOISE LEVELS  IN GENERAL SHOULD BE RESPECTED AT ALL TIMES.
  • TIDY UP  all common areas after use,  THIS ensureS a great experience for the next person. COUNCIL BINS  are conveniently located outside the GPV complex.
  • IF YOU HAVE ANY GARBAGE BAGS LEFT IN YOUR CAR PLEASE USE COUNCIL BINS LOCATED OUTSIDE THE COMPLEX. PLEASE DO NOT TIP YOUR GARBAGE FROM YOUR CAR OUTSIDE THE COMPLEX.
  • Remove all personal belongs from the pool area and common area when not IN USE.
  • Driving any vehicles inside  the complex is prohibited.
  • Sunbeds and umbrellas are stored in the apartment when the apartment is unoccupied. Big Umbrellas are moved to designated areas.
  • Cigarette butts must be extinguished in an ashtray AND PUT IN THE BIN.
  • ANY Small vehicles LIKE BICYCLES, SCOOTERS MUST BE STORED in the bike shed LOCATED behind A Block AND NOT OUTSIDE THE COMPLEX.
  • Fire awareness: It is the responsibility of owners/tenants/guests to safely extinguish the barbeques (both in the common area and apartments) and clean the barbeque after use.
  • The pool and pool area IS STRICTLY FOR USE OF OWNERS AND PAYING RENTERS.
  • The pool and sunbathing area are open between 08.00 and 20.00 - this is for cleaning purposes and for the other residents not to be disturbed by noise and to ensure the safety of everyone.


It is  recommended that every owner have an insurance that covers damages inflicted on 3rd party apartments
Pansiyon licence 2020 – Summary

No licence required if the tapu holder or close relative is staying
• Licence required if friends are staying without the tapu holder
• Licence required if renting out. The police and jandarma have said they will be looking at on rental sites / social media for adverts.
• For a non-Turkish national to register they would need a work permit as this licence means they are a business
• This licence can be obtained by a company on your behalf
• KDV (VAT) has to be paid on bookings
• The licence means that a KDV return has to be submitted each month even if it is a nil return. There would be a fine by the authorities for no submission. The only way to not pay an accountant to do this over the winter season would be to de register the property and therefore have to go through the whole process again each year.
• Once the licence is obtained then guests need to be registered in the same way as the previous KBS system
• At the end of the year an income tax form has to be completed. This again can be done on your behalf
• In subsequent years a fee has to be paid to renew the licence this year this was 250TL

Rental periode
All apartment owners that rents out their apartment must inform the committee by providing the above information and send it to the committee. This information and the rental agreement should be completed 10 days before arrival.

The rented apartments should be limited to a family, the number of people in the family should not be exaggerated.
